The most common question I hear from sellers is "what is my home worth?" The honest answer is that a home is worth what a ready, willing buyer will pay for it, and the closest thing we have to a crystal ball is recent sales of comparable homes. Here's how pricing actually works in Wallingford, and what I'll bring to the table when we talk about your home.

Start with recent sales, not an online estimate

Online home value estimates are a starting point, not a price. They don't know your kitchen, your lot, or what buyers actually paid on your street. I pull the sold listings from the last six months, ideally within a mile of your home, and adjust for differences in size, condition, and features. That's the foundation of any price.

Understand the difference between price and value

Your home's value to you, with its memories and improvements, isn't the same as its market value. Market value is what a buyer will pay today.
