First-time buyers

Your first home, without the guesswork

Buying your first home can feel like a lot at first. I'll help you understand what matters, what to expect, and what happens next.

First step: get pre-approved. Everything else gets easier once you know your number.

Biggest surprise: the costs beyond the down payment. I'll help you plan for all of them.

Good news: Connecticut programs like CHFA can help with down payment and closing costs.

The path

Five steps to your first home

01

Get pre-approved

Talk to a lender before you look. Pre-approval tells you what you can afford, what your monthly payment will really be, and it makes your offer competitive. I can recommend lenders I've worked with.

02

Understand your costs

Beyond the down payment, plan for closing costs, taxes, insurance, and inspections. I'll help you estimate the full picture so there are no surprises at the table.

03

Check your programs

Connecticut offers real help for first-time buyers. CHFA's Homebuyer Mortgage Program pairs below-market fixed rates with down payment assistance, and the Time To Own program offers forgivable down payment help for eligible buyers. Your lender will tell you exactly what you qualify for.

04

Find the right home

We'll focus on towns and homes that fit your budget and your life: commute, schools, and what you're willing to fix. I'll point out what's a real issue and what's an easy fix.

05

Offer, inspection, close

I'll help you make a competitive offer, understand the inspection, and get to the closing table informed. You'll know what's happening at every step.

Money questions

The costs, explained

First-time buyers usually know about the down payment. Here's the rest of the picture, so you can plan realistically.

  • Down payment

Programs like CHFA HFA Advantage can work with around 3% down, and conventional and FHA loans have their own requirements. Your lender will run the options.

  • Closing costs

Typically a few percent of the purchase price, covering the lender, title, attorney, and recording fees. CHFA down payment assistance can help cover these.

  • CHFA programs

The Connecticut Housing Finance Authority offers below-market 30-year fixed mortgages plus down payment assistance, including the forgivable Time To Own program for eligible first-time buyers.

  • Taxes and insurance

Property taxes and homeowners insurance are part of your monthly payment. I'll help you estimate them for the homes you're considering.
