The process

Six steps from valuation to closing

Know what your home is worth

Before anything else, I'll pull the recent sales of comparable homes and walk you through what your home is likely worth, and why. You'll see the data, not just a number.

Decide what to fix

You don't need a perfect home to sell it. I'll tell you what buyers will notice, what's worth your money, and what to skip. Most sellers over-improve; I'll help you avoid that.

Price it right

The right price attracts buyers and protects your equity. I'll show you the strategy behind the number, including what's happening in the market right now.

Get it ready and market it

We'll stage the important rooms, get professional photos, and put the home in front of the right buyers through the MLS, my Berkshire Hathaway HomeServices network, and my own buyer contacts.

Handle offers and negotiations

When offers come in, I'll help you weigh price against terms: financing, inspection, closing date, contingencies. I'll negotiate for your interests and keep you informed at every step.

Get to the closing table

Inspections, appraisal, and paperwork all have to line up. I'll stay on top of the details so the deal closes when it's supposed to, and you'll know what's happening the whole way.

The costs

What it costs to sell

Selling a home has real costs, and you deserve to know them before you commit. Here's what to plan for, and I'll give you exact numbers for your situation.

  • Real estate commission

    Real estate commissions are negotiable and always agreed to in writing up front. Under current industry rules, buyer-agent compensation is no longer advertised on the MLS, and buyers sign a written agreement with their agent before touring homes. Whether the buyer or seller side pays is worked out directly, and you'll see the exact number in writing before we move forward.

  • Closing costs and fees

    Title search, attorney fees, and transfer taxes vary by town and price. I will itemize the estimate before you list.

  • Prep and repairs

    Most sellers spend something on paint, decluttering, or small fixes. I will tell you what is worth doing and what is not.

  • Concessions

    In some deals, sellers contribute to the buyer's closing costs or agree to repairs. We will build that into the negotiation strategy.
